Arrendamiento

Hola espero todos se encuentren bien, tengo una duda sobre calculo mensual de ISR por arrendamiento de persona fisica, la duda es la siguiente: Para claculo de ISR por arrendamiento, se acumulan los ingresos o no? y si en meses anteriores al del calculo tuviera un saldo a favor de ISR por este concepto, puedo aplicar este saldo a favor para disminuir mi pago de ISR?, por favor si alguien me puede orientar se lo agradecere mucho y si me pudieran dar el fundamento legal mucho mejor, gracias

LOS INGRESOS NO SE ACUMULAN, SON UNICAMENTE LOS DEL MES O LOS DEL TRIMESTRE, MENOS LAS DEDUCCIONES DEL 142. Y AL RESULTADO APLICAR LA TARIFA QUE MENCIONA EL 127 TERCER PARRAFO

SI EL SALDO A FAVOR ES DE UN PAGO DE LO INDEBIDO LO PUEDES COMPENSAR O PEDIR EN DEVOLUCION.

SI EL SALDO A FAVOR OBEDECE A QUE LAS RETENCIONES QUE LE HICIERON SUPERARON EL ISR CORRESPONDIENTE, ESTAS SE PUEDEN SOLICITAR EN DEVOLUCION O EN COMPENSACION CUANDO LAS REFLEJES EN LA DECLARACION ANUAL.
